I repaired a pinhole leak on 3/4” hot copper line above the water heater. While I was working on the water line, I notice the vent for the 14 year old water heater was not connected to the water heater. The water heater is too old to work on. I recommend replacing the water heater ASAP. The new water heater will include all new connections to protect against carbon monoxide leaks and future damage. I also recommend getting a carbon monoxide meter to place low to the ground near the water heater
Customer said she didn’t have hot water in the master shower. There are body sprays, a handheld, and a fixed shower head. There are 3 diverter and a control valve. I put the control valve handle at 9 o’clock and the water was pretty warm. The water was very hot with the handle at 6 o’clock. I don’t see any problems with the shower, any of the shower fixtures or diverters.
Installed a client supplied RO system. Also supplied and installed a flood stop system to help protect the home against flooding. After all work was completed, I tested for leaks and flushed the RO system. The flood stop was tested and it worked as it should. All connections are tight with no leaks.
Verified water was on to pool house.
Replaced supply line on toilet in master bathroom.
Rerouted landscaping line out of crawlspace and installed valve in basement area.
Raised up hot and cold water lines for new vanity install and capped off.
Southside plumbing replaced approximately 3’ of 1” copper in the crawl space. The old pipe was not properly soldered and had pulled out of the coupling when water was turned on. We eliminated the valve in the crawl space, and moved it by the main tree for easier operation and yearly maintenance. We did test the back flow and there was a leak on the packing of the second valve, which we could not tighten. Also noted a leak from a sprinkler head in the box. Also noted that the backflow has been repaired several times before, there were 5 couplings on the line, so i am recommending that it be replaced. Left backflow in the off position but left the line active inside. Tested all of our joints for leaks and everything was working properly.
I was able to tighten the bleeder port on sprinkler valve to stop dripping and gave estimate for repairing and replacing faucet. Will have to ounce parts for price fister faucet
Installed a new sprinkler valve in ceiling with drain port. Also cut out a shark bite, coupling, and use new pro press fittings, and copper pipe. Turned on water to make sure there’s no leaks. Put on new blowout drain valve to backflow preventer.
The right hand bathroom faucet in the master bathroom has a constant leak coming through the spout. Sounds like plumbing we built the faucet with new internal parts and seals. The hot side handle was a little bit loose and it was tightened up while we worked on the faucet. With the new parts and seals installed the faucet seems to be in good working order.
Came out to look at furnace and “no heat” call. The boiler guy reset the boiler. Barbs water was set to 121.3 degrees
The existing CSST gas line, running from the basement to the outside grill, will be replaced with some iron pipe a finish plate and insulated through the outside wall. When all work was completed I used the gas sniffer to test for leaks and all was clear. No leaks were found.
Client is noticing inconsistent hot water temperatures as well as an overall lack of capacity. There is a mixing valve that serves the hot water system to the entire home. After running several fixtures and testing the mixing valve, the mixing valve appears to have failed and needs to be replaced. Southside Plumbing replaced the mixing valve and the hot water seems to mix consistently. The temperature on the water heater was increased a small amount to try to maximize the capacity of the water heater. Additionally, A section of copper pipe has mineral buildup where a previous leak had started and then stopped. Pricing was given to replace the section of copper but the homeowner wants to hold off for right now. Section of pipe will have to be replaced from the basement up through the floor.
The customer was having a problem with the master bath toilet. She also noticed some water spots on the wall. When I looked in the wall, I saw the mixing valve was cracked. The lack of water damage (no standing water on the floors) suggests this crack had to be relative new. The wall will be cut open, the mixing valve will be replaced and as preventative maintenance, the shutoff valves will be replaced and the copper piping will be repiped to accommodate the new valves.
